How to use Rentzap with Tenant Turner
This guide will show you how to set up Tenant Turner to direct applicants to apply through Rentzap

Create a Tenant Turner
If you haven't already, create a Tenant Turner account directly at TenantTurner.com
Add Application Link
Once you create your Tenant Turner Account, add your Rentzap Application Link.
Follow the instructions here for help

Now when a seeker views a home, Tenant Turner will send them the Rentzap link to apply.

Recommendations on Tenant Turner Settings
When you use Rentzap for applications, we save you time by doing the heavy lifting with communication (seeker follow up, document gathering, processing, and more).
Because of this, each additional lead won't cost you any more time. So it's in your best interest to get as many leads to us as possible to speed up finding a qualifed tenant the fastest.
Prescreening Questions
The fewer prescreen questions the better!
We highly recommend that you reduce the amount of prescreening questions to the absolute bear minimum.
Unless a question is an absolute must for you, we suggest turning off the prescreen following these instructions:

Seekers will still get your rental criteria when they go to apply through Rentzap.
Viewings
Tenant Turner gives you the option for setting viewing times.
On the weekdays, a majority of viewings happen after 5pm, so the longest window you feel comfortable after 5pm the better. We would suggest a minimum of 6:30pm
On your onboarding call with Tenant Turner, ask them to help you set up as much automation around approving viewings as you can. You don’t want to be manually accepting and approving showing requests (especially since it's common for seekers to request multiple viewings).
Require government ID
We suggest requiring a government ID for viewings. Tenant turner will delete IDs after 90 days, but if the seeker applies through Rentzap we request ID again for underwriting.
This is one of the features that makes us support Tenant Turner over other self-show options that ask for a credit card instead of an ID. Credit cards introduce a cost to the seeker which decreases the chances that they will view.
Texting Addon
Tenant Turner has an addon that allows you to text with seekers. We've seen over and again that texting is a powerful way to get seekers to respond. This is an additional cost but we would recommend it - it's worth it just to get seekers contacting a number separate from your personal cell.
Zillow Feed
We recommend using Tenant Turner to syndicate to Zillow directly (instead of using your property management software). Tenant Turner's team will be able to help you with that.
Some important notes:
Zillow seems to only support one feed at a time. So make sure when you're ready to switch the feed over to Tenant Tuner that you're prepared to switch over all of your rental listings to Tenant Turner.
Be prepared for it to take some time to get a response from Zillow acknowledging your request and some time for the listings to begin syndicating from Tenant Turner. While Zillow is by far and a way the best place to advertise in terms of reach, they can be slow to respond due to their size.
Lockboxes
First off, all hardware has problems and no lockbox is perfect. We've researched every lockbox out there and never fell in love with a single one.
We recommend using the Sentrilock boxes. They are more expensive than other options but they have less technical issues and supply chain issues.
Make sure you're writing down the lockbox code when you're installing it on site.
Follow your lockbox's best practices for fresh batteries. Be prepared to use more batteries in the summer - we've seen Arizona's sun kill battery life.
Scams
Another reason we recommend Tenant Turner is due to the scam protections they offer.
